For simplification purposes, (apologies to Fredericton purists) I’m going to lump the adjoining enclaves of Poets Hill, Forest Hill, and Dunn’s Crossing in with Skyline Acres here.

Unlike many other suburban neighbourhoods, Skyline Acres lacks a major retail hub, keeping it peaceful while still offering easy access to downtown, uptown, and major employers like UNB and the Dr. Everett Chalmers Regional Hospital. Because of this, Skyline Acres is often called a bedroom community—where residents enjoy suburban living while commuting to work in other parts of the city.

Some homeowners have added basement apartments, creating much-needed rental opportunities and mortgage helpers. Forest Hill and Skyline Acres have a very similar feel to me, while Poets Hill mainly consists of newer builds that provide a slightly more upscale living experience. Dunn’s Crossing mainly consists of apartments and some condos.

- Recent sales: A 4-bed, 1-bath, 1,500 sq. ft. bungalow sold for $385,000, while a 3-bed, 1-bath, 966 sq. ft. bungalow went for $350,000.
- 2024 price range: The lowest sale was a 2-bed, 1-bath condo at $182,400, while the highest was a 5,000 sq. ft., 5-bed, 5-bath home at $950,000. The average sale price of a residential property was $387,830.
Skyline Acres remains a high-demand neighbourhood due to its accessibility, established community, and affordability compared to some of Fredericton’s newer developments.
