Skyline Acres has long been one of Fredericton’s most cherished neighbourhoods. Most of Skyline Acres was developed in the 1960s and 70s, and many homes reflect that era’s solid craftsmanship. While most aren’t characterized with that classic mid-century modern style, there are a few modest gems that carry that mid-century modern flair. The neighbourhood’s layout prioritizes residential living, with winding streets, mature trees, and a noticeable absence of commercial congestion. For simplification purposes, (apologies to Fredericton purists) I’m going to lump the adjoining enclaves of Poets Hill, Forest Hill, and Dunn’s Crossing in with Skyline Acres here.

Unlike many other suburban neighbourhoods, Skyline Acres lacks a major retail hub, keeping it peaceful while still offering easy access to downtown, uptown, and major employers like UNB and the Dr. Everett Chalmers Regional Hospital. Because of this, Skyline Acres is often called a bedroom community—where residents enjoy suburban living while commuting to work in other parts of the city.

Skyline Acres features a mix of housing styles, predominantly single-family bungalows. However, you’ll also find townhomes, garden homes, and condominiums. Some homeowners have added basement apartments, creating much-needed rental opportunities and mortgage helpers. Forest Hill and Skyline Acres have a very similar feel to me, while Poets Hill mainly consists of newer builds that provide a slightly more upscale living experience. Dunn’s Crossing mainly consists of apartments and some condos.

Market Trends (as of March 2026):

  • Recent sales in 2026: A 5-bed, 2-bath, 1476 sq. ft. Bungalow sold for $481,000, while a 5-bed, 2-bath, 2067 sq. ft. split entry went for $481,000.
  • 2025 price range: The lowest priced sale was a 3-bed, 1.5-bath fixer-upper at $285,000, while the highest was a 2984 sq. ft., 3-bed, 2.5-bath home at $883,500. The average sale price of a home in Skyline Acres was $449,623

Skyline Acres remains a high-demand neighbourhood due to its accessibility, established community, and affordability compared to some of Fredericton’s newer developments.
