What Makes Washademoak Lake Special?

Washademoak Lake stretches more than 30 kilometres through Queens County and is part of the Saint John River system. It’s ideal for boating, kayaking, paddleboarding, and peaceful lakeside living. Washademoak Lake is NB’s second largest lake, behind Grand Lake (which is connected). Washademoak has a quieter, more relaxed feel than some other popular cottage destinations in NB.

The lake isn’t considered to be a deep lake, but the average depths do vary by location. However, the lake was used in the first half of the 20th century by steamships to transport people and goods to and from Saint John. This means that there is a deep channel for larger boats to navigate from the Saint John river all the way to Coles Island. The southwestern part of the lake is generally deeper.

The lake connects directly to the Saint John River via the Jemseg River, so you can navigate a broad stretch of southern New Brunswick by water. If you’re a boater, that’s a big plus.


Proximity to Services

Despite its calm and rural character, Washademoak Lake is centrally located:

  • About 45 minutes to Fredericton
  • Just over an hour to Saint John or Moncton
  • Depending where you are on the Lake, Sussex and Oromocto are the closest towns with full sized grocery stores and most of your retail needs.
  • Nan’s in Cambridge-Narrows has gas and diesel, a convenience store with most of your daily essentials, and also sells alcohol. 

Many properties in the area are tucked away on quiet lanes or gravel roads, but you’re never too far from groceries, gas, or even a meal out.


Types of Properties for Sale

The real estate around Washademoak Lake is diverse, with options for a variety of buyers. There are options ranging from waterfront, deeded water access, and even water view. Here is a breakdown of some of the options:

  • Seasonal cottages: The majority of the properties around the lake are seasonal, ranging from rustic cabins to fully equipped vacation homes. Prices generally range from $250,000 up to $600,000 for a more refined experience.
  • Year-round homes: Washademoak lake is not just a seasonal destination, as many have chosen to call the area home year-round. Year round homes tend to be a little more expensive, and range anywhere from $350,000 to $900,000, with a few luxury properties commanding over $1,000,000.
  • Vacant land: For those looking to build their dream home or cottage land sometimes becomes available around the lake. A waterfront lot is likely to run you $125,000 and up depending on the size and location.

Some properties are located directly on the lake with private shoreline, while others offer water views and shared access. There’s a wide range of lot sizes and terrain, from gently sloping grassy shorelines to more wooded, private lots. one thing to consider is the more recent environmental protection laws that make waterfront construction more difficult. Properties that were developed before these laws were put in place are often grandfathered in and worth their weight in gold. 


Lifestyle and Recreation

Life on Washademoak Lake moves at a slower pace. Residents enjoy:

  • Swimming and paddling from private docks and public wharfs.
  • Boating and sailing is quite popular on the lake. Because the Washademoak Lake connects to the Saint John River and Grand lake, there is ample opportunity for long boating trips. Everything from canoes to multi-engine power boats can be found cruising the lake.
  • Most enclaves of cottages and camps are friendly and community minded. Where comradery of a common interest spills into helping one another, watching out for each others property, and even “block parties”.
  • Local community events, farmers markets, and craft fairs in Cambridge-Narrows and the surrounding areas.
  • For ATV enthusiasts, there is an NB trail access point in Cambridge-Narrows, that includes parking near the ball diamond and Nove’s Place
  • The lake is home to many species of fish. Including: Pickerel, Smallmouth Bass, White Bass, Perch and the occasional Catfish, Muskie, or Sturgeon. Other species, such as Shad, pass through the lake to get to the Canaan River.
  • Some of the quiet coves can be great places for spotting a variety or ducks and Great Blue Heron.
  • There are a few hiking trails and waterfalls in the greater area for those looking to explore. 

It’s a great place to unplug, unwind, and reconnect with nature.


Things to Consider Before Buying

A few practical considerations for anyone thinking about purchasing a cottage or home in the area:

  • Road access: The main roads are fairly well maintained in winter, but not all roads are maintained year-round. Some lakefront cottages and homes are accessed by private roads that are not maintained by the municipality, and even some public roads may not be maintained due to the limited number of permanent residences on the road.
  • Utilities: Most homes use well and septic systems, as municipal water and sewer services are not available in this area. Natural gas is also unavailable. Internet service is available by satellite and cellular, but can vary by location.
  • Flood zones: Because Washademoak Lake is connected to the Saint John River it is subject to flooding from the spring freshet. Most cottages are positioned above flood levels, or have been modified to minimize the impact but, it’s vitally important to understand the impacts of flooding on each specific property before purchasing. Flooding and elevation maps are available and offer great insight.
